Job Summary
Under limited supervision, author policies, procedures and guidelines for the Residential Loan Processing and Closing area. Ensure policies and procedures are adhered to within the centralized processing center. Responsible for supervision of residential loan Supervisor, Pre-Processor, Processor and Closing colleagues. This includes hiring, training, coaching, and monitoring output to ensure the delivery of quality assets for the Bank and superior service to our banking customers. Monitor activities of reporting colleagues who support front line sales in the compilation and verification of documentation necessary to evaluate and decision residential loans, including conventional portfolio and secondary market, construction, Rural Development, VA and FHA. Stay current of changes in Underwriting, investor, regulatory and internal guidelines to ensure compliance and loan eligibility. Provide technical support and guidance on complex inquiries from loan officers, other departments or vendors. Work closely with IT colleagues supporting origination system on enhancements and deficiencies. Stay current on all regulatory requirements affecting real estate lending transactions.

Job AccountabilitiesFollow the policies and procedures directly affecting the residential loan processing area, making recommendations for revisions that improve productivity, enhance income, reduce expense and/or reduce bank compliance exception or loan risk.
Ensure that real estate loan files are processed and closed timely and adhere to requirements of portfolio, secondary market and/or government programs including VA, Rural Development and FHA. Resolve obstacles as appropriate, through contact with Regional Directors, Sales Managers, loan officers, customers, internal departments or external agencies.
Author policies, procedures and guidelines for the Residential Processing area. Assist in documentation/MOAs to communicate changes and updates to the frontline and other partners.
Oversee the activities of the Residential Loan Processing Area, including Pre/Post File Processing, Verification Processing and Closing/Document Preparation. Establish and consistent meet service level expectations and manage efficiency reporting process.
Maintain open line of communication with direct reports, residential and consumer underwriting areas, as well as sales force to include scheduled conference or in-person meetings.
Provide technical support and resolution to more complex and non-routine inquiries. Maintain documentation to determine if issue raised is an isolated situation or the result of a larger underlying problem requiring resolution or training. Resolution may increase customer satisfaction, internal efficiencies or reduce bank portfolio risk.
Monitor and analyze quality control procedures to ensure reduction in file documentation and critical compliance exceptions. Determine contributing factors or trends, and work with processors, closers, loan officers or other departments to revise procedures and/or increase training.
Remain knowledgeable and current on all applicable regulatory requirements. Work closely with Business line and Corporate compliance to ensure proper regulatory procedures are understood and followed. Collaborate with compliance area to determine impact on reporting units and necessary changes to existing procedures to ensure compliance. Develop plan for resolution or improvement if issues arise, resulting in clean reviews from internal or external audit agencies.
Stay proficient on MCO system and make recommendations for enhancements that will improve efficiency and productivity. Look for ways to improve and promote quality. Work with IT support team in prioritization of system requirements/enhancements.
Collaborate with Risk Management and Reporting area to develop and enhance reporting needs relating to compliance requirements and productivity accountability.
Ensure all internal procedures/checklists are documented and remain current. Monitor/review training materials and resources for reporting colleagues and new hires. Communicate with peer managers to ensure consistent quality and performance standards.
Conduct frequent discussions with reporting colleagues, reviewing productivity reports for their respective areas. Reinforce positive performance and establish an action plan for deficiencies to maximize colleague contribution to the department.
Make recommendations regarding employment, performance ratings and termination. Conduct annual reviews.
Authorize the payment of invoices or general ledger tickets by reviewing statements prepared by others, watching for accuracy and ensuring items and amounts are reasonable.
Assist Manager in the development and implementation of department goals and standards as part of the budget and planning process. Works within an approved budget and manages expenses.
Monitor vendor relationships for obtaining title, flood and value documentation by reviewing production reports, comparing to historical turn-around data, and verifying pricing and SLA commitments are maintained.
